Meetings on-site are ideal to save time and ensure that all stakeholders understand the project. If required, we will explain our insights without using industry jargon or buzzwords and will confirm a single point of contact for any future conversations.

Resource consent is an official authorisation from the local council to engage in an activity that is not expressly permitted nor prohibited in their plan under the Resource Management Act.

The list includes, but is not limited to:

  • Using or subdividing land
  • Taking water
  • Discharging contaminants in water, soil or air
  • Using or occupying coastal space.

Before the major planned work can commence, the building site must undergo some degree of land or structural modification. This may involve creating the foundation for a new building, demolishing old structures for repair, or levelling the ground for the inclusion of new features.

Demolition is the act of dismantling, pulling down, demolishing, or destroying a building, structure, or portion thereof.

A few sessions later, the architect will begin collecting vital information, such as the title certificate, drainage plans, and zoning and town planning information. You, as the client, may have some of this information or be able to assist in acquiring it, but this should be stated in detail to minimise confusion.

The architect may also request a survey of your property on your behalf.

After agreeing to move forwards, the contract should spell out the builder’s guarantees, how payments will be made, and when the job will be done.

Each party can change or give their contract as long as they hire a lawyer and meet everyone’s needs. Plan payments and know how the building contractor wants to be paid.

Contracts in writing protect both sides. It helps meet people’s expectations and take care of big worries before work starts.

It is common practice to perform the handover and key exchange on-site following the completion of testing and commissioning and verification that all contract-defined work has been completed, in accordance with a final inspection and a Construction Project Handover Checklist that has been fully explained to and signed by all parties involved.
